Meet Angie Andersen, CEO of AJ Management LLC
If you’ve ever wondered who’s behind AJ Management LLC, this is your introduction.
My name is Angie Andersen, and AJ Management isn’t just a business to me, it’s a continuation of a life I’ve been living since I was a teenager.
I’m a mom to three incredible kids and two bonus kids, and I’m married to my husband and business partner, Jeremy Andersen. Together, we’ve built AJ Management LLC with the same values we run our family with hard work, accountability, respect, and doing things the right way, even when it’s not the easy way.
Raised in Real Estate, Grounded in Work Ethic
My journey in real estate didn’t start with a title or a desk, it started in high school. My father was a real estate broker and auctioneer my entire life. Our family-owned rental homes and storage units from the time I was 18 years old, and before that, I was already learning the ropes simply by being around the business.
My father was also a contractor. He poured concrete, built structures, and believed deeply in learning by doing. He had one non-negotiable rule: if it’s a family business, you work in the business. And he meant all of it. There wasn’t a single job he did that I didn’t do too; cleaning, repairs, manual labor, tenant interactions, and everything in between. That upbringing shaped how I operate today. I don’t believe in managing from afar. I believe in understanding every part of the process so I can lead it well.
You could say I was raised to be a property manager, and honestly, you wouldn’t be wrong.
Education That Supports the Work
While real-world experience taught me how properties truly operate, I also built a strong academic foundation.
I graduated from South Dakota State University (SDSU) with degrees in Business Economics, Political Science, Marketing, and Accounting. That education gives me a deep understanding of not just property operations, but also financial analysis, regulatory frameworks, contract structure, budgeting, and strategic marketing—critical components of managing properties responsibly and profitably.
It allows me to approach property management with both boots-on-the-ground experience and data-driven decision-making.
Hands-On Then. Hands-On Now.
That same work ethic is the backbone of AJ Management LLC.
I don’t spend all my time in an office shuffling papers and paying bills. You’re just as likely to find me:
- Cleaning an apartment
- Painting a bedroom
- Plunging a toilet
- Walking a property
- Meeting with contractors onsite
I don’t expect my employees to do a job I’m not willing to do myself. That’s not just a philosophy, it’s a standard.
Because when leadership is willing to get their hands dirty, expectations are clear, accountability is real, and quality stays high.
Experience, Certification, and Compliance
Before launching AJ Management, I spent six years with Lloyd Companies, gaining invaluable experience in professional property management, systems, compliance, and large-scale operations.
I am also a HUD-Certified Section 8 Property Manager, with hands-on experience managing Housing Choice Voucher properties. This means I understand HUD regulations, inspections, compliance requirements, and the importance of clear communication between property owners, tenants, and housing authorities. Proper Section 8 management isn’t optional, it’s critical—and it’s an area where experience truly matters.
In March of 2021, I took the leap and founded AJ Management LLC, starting with a single 23-unit building. From day one, I applied the same rule my father instilled in me: know the property, know the work, and never disconnect from the reality on the ground.

From the Ground Up: How AJ Management Delivers Professional Property Management in South Dakota
At AJ Management, property management isn’t a side project or a passive-income experiment, it’s a full-service operation built on experience, structure, and accountability.
As a South Dakota property management company, we work with residential and student housing owners who want their properties protected, their tenants managed professionally, and their investments positioned for long-term success.
Good property management doesn’t happen by accident.
It requires systems, consistency, and hands-on leadership.
That’s how AJ Management operates from the ground up.
Proactive Property Maintenance Protects Long-Term Value
One of the most common mistakes property owners make is waiting until something breaks to address it. Deferred maintenance leads to higher repair costs, increased tenant complaints, and reduced property value.
AJ Management focuses on preventative maintenance and routine property inspections to catch issues early and keep properties operating efficiently.
Our maintenance approach includes:
- Regular property walks and inspections
- Early identification of safety, code, and maintenance concerns
- Clear communication with owners regarding repairs and timelines
- Documentation that supports budgeting and long-term planning
This proactive strategy reduces emergency repairs, limits costly surprises, and helps maintain stable rental income.
Clear Systems Reduce Conflict and Increase Compliance
Many property management problems stem from unclear expectations. Confusion around lease terms, maintenance requests, or responsibilities can quickly escalate into disputes.
Our property management systems are designed to eliminate guesswork.
We prioritize:
- Clearly written residential leases and addendums
- Consistent enforcement of policies
- Defined maintenance request procedures
- Transparent financial reporting for property owners
When expectations are clear, tenants are more likely to comply and owners experience fewer issues overall.
Hands-On Property Management, Not Absentee Oversight
AJ Management is not an absentee property management company.
Leadership remains actively involved in:
- Property oversight
- Policy development
- Vendor coordination
- Operational decision-making
This hands-on approach allows us to maintain consistent standards across all managed properties and respond quickly when issues arise. We believe effective property management requires staying connected to what’s actually happening on-site not managing from a distance.
Balancing Investment Protection with Professional Tenant Relations
Every rental property is both an investment and someone’s home. Strong property management balances both realities.
At AJ Management, we:
- Protect property owners from unnecessary risk
- Enforce lease terms fairly and consistently
- Communicate clearly with tenants
- Address issues professionally even when conversations are difficult
Professional property management isn’t about being overly lenient or unnecessarily harsh—it’s about being fair, firm, and consistent.
Compliance-Focused Property Management in South Dakota
Local, state, and federal regulations impact how rental properties must be managed. Compliance is not optional—and ignoring it exposes owners to unnecessary liability.
AJ Management operates with a strong focus on:
- Fair housing compliance
- Local and state rental regulations
- Safety and habitability standards
- Proper documentation and recordkeeping
Our compliance-driven approach helps protect owners while ensuring properties are operated responsibly and ethically.
Built for Long-Term Stability, Not Short-Term Shortcuts
AJ Management is focused on sustainable property management, not quick fixes.
We emphasize:
- Responsible tenant placement
- Long-term maintenance planning
- Sustainable rent strategies
- Systems that scale without sacrificing quality
Whether you’re a property owner seeking reliable property management services in South Dakota or a tenant looking for a professionally managed rental, our approach remains the same:
Protect the asset. Respect the people. Manage with integrity.
That’s how AJ Management delivers professional property management—from the ground up..

What Bad Property Management Actually Costs Rental Property Owners
Hiring a property management company should reduce stress, protect your investment, and improve profitability. But when management is inconsistent, reactive, or poorly structured, it can quietly cost rental property owners thousands of dollars every year.
The problem? Many owners don’t realize what ineffective property management services are costing them until major issues arise. By then, property value, tenant quality, and cash flow may already be suffering.
Here’s what poor or disorganized property management really costs.
1. Deferred Maintenance Becomes Major Capital Expenses
Maintenance neglect is one of the fastest ways a rental property loses value.
Small issues rarely stay small:
- Minor plumbing leaks turn into mold remediation
- HVAC inefficiencies become full system replacements
- Roof damage leads to interior structural repairs
- Exterior wear becomes safety and liability concerns
When property management is reactive instead of preventative, owners end up paying for emergency service calls, higher vendor rates, and premature system failures.
Professional property management companies focus on routine inspections, preventative maintenance schedules, and early problem detection. This protects long-term property value and creates more predictable operating costs.
2. High Tenant Turnover Drains Profit Faster Than Owners Realize
Turnover is one of the largest hidden expenses in rental property ownership.
Each move-out can cost:
- Lost rent during vacancy
- Cleaning and turnover maintenance
- Marketing and leasing time
- Administrative processing
If management communication is poor, maintenance is slow, or policies are unclear, tenant satisfaction drops. Good tenants leave, and replacing them costs far more than retaining them.
Strong property management services focus on consistent communication, timely repairs, and professional interactions that encourage longer tenancies and stable income.
3. Inconsistent Lease Enforcement Creates Property Damage and Risk
When lease terms are enforced selectively, problems grow.
Tenants quickly notice when rules aren’t applied consistently, leading to:
- Unauthorized occupants
- Unapproved pets
- Excess wear and property damage
- Late or irregular rent payments
Without structured lease enforcement, property condition declines and community standards erode. Professional property management requires consistent policy application, not emotional decision-making or avoidance.
4. Weak Tenant Screening Leads to Costly Placement Mistakes
Tenant placement is one of the most important risk-management steps in property ownership.
Inadequate screening can result in:
- Chronic late payments
- Lease violations
- Property damage
- Eviction costs and lost rent
Thorough, legally compliant screening helps stabilize income and reduce disruptions. Responsible placement is a core function of professional rental property management.
5. Vacancy Loss Adds Up Quickly
Every day a unit that sits vacant is lost revenue that cannot be recovered.
Poor marketing, slow response times, or inefficient leasing systems extend vacancy periods. Professional property management companies use structured leasing processes, market analysis, and timely communication to reduce downtime and keep properties performing.
6. Compliance Errors Can Expose Owners to Liability
Rental properties must comply with fair housing laws, safety requirements, and local regulations. Mistakes in documentation, screening, or procedures can create legal exposure.
Experienced property management companies operate with compliance as a priority, not an afterthought — protecting owners from preventable issues.
7. Poor Financial Reporting Obscures Property Performance
Without clear reporting, owners cannot accurately evaluate property performance.
Disorganized bookkeeping or inconsistent communication leads to:
- Budgeting challenges
- Missed expense tracking
- Reduced visibility into profitability
Professional property management includes transparent financial reporting and organized documentation, giving owners confidence and control.
8. Owner Stress Increases When Systems Are Weak
One of the main reasons owners hire a property management company is to reduce stress. But ineffective management often creates more problems instead of solving them.
Missed communication, surprise repairs, tenant conflicts, and lack of clarity pull owners back into day-to-day issues, defeating the purpose of hiring a manager in the first place.
The Difference Professional Property Management Makes
Strong property management is not just rent collection. It is a system built around:
- Preventative maintenance
- Structured communication
- Responsible tenant placement
- Consistent lease enforcement
- Regulatory compliance
- Clear financial oversight
When management is proactive and organized, rental properties perform more consistently, costs become more predictable, and owners experience fewer disruptions.
If you’re unsure whether your current property management approach is truly protecting your investment, it may be time to evaluate your systems.
AJ Management provides professional property management services focused on long-term property performance, operational consistency, and investment protection, because successful rental properties don’t run on autopilot.
